100 Residency is a new development of Desanda
Development, a member of the Kerjaya Prospek Group.
It is a condominium built on freehold land in Setapak. Its estimated completed date is set for the year 2016. With only 100 units available
the development is highly limited. The building will stand at 22 storeys
tall with only 1 block available, therefore density will be very low with only approximately 4 units to a floor.
Buyers might break into a sweat
trying to decide which of the 5 available layouts to get, ranging between 1,447 sf and 3,295 sf.
The launch price starts from RM796,000 for the smallest unit
all the way to RM1,921,800 for the penthouse.
Interested buyers will be pleased to know that their units will be
semi-furnished with kitchen cabinets, hoods and hobs. Most surprisingly, the

unexpected welcome. Buyers will be further pleased to find that each unit will

drive. The Tawakal Hospital and Columbia Asia Medical Centre are also within
close driving distance in case of emergencies.
The 100 Residency is close to many
LRT stations. The Wangsa Maju LRT, Gombak LRT and Taman Melati LRT are all
approximately 3 kilometres away from home, while the Sri Rampai LRT is 5
kilometres away. Motorists will find that they are well connected to main
highways such as the MRR2 highway and the DUKE highway via Jalan Genting Kelang

Analysis
The Kerjaya Group was incorporated in 1995 and has since then enjoyed a list
of successful developments. Amongst their most well received developments was
the 222 Residency, their maiden project that was 90% sold within 2 weeks of
its soft launch. Following that was the 288
Residency which was equally successful.
The 100 Residency is targeted to be
another success, as it is a highly matured area where residents will be well
provided for. However buyers might be deterred by the high density of the
existing residents of Setapak which result in severe daily traffic congestion,
especially as current Setapak residents complain that this area is already
particularly congested in the evenings.
The neighbourhood tends to be busy
at all times and some might even say that it is affected by air and noise
pollution; but the developers have countered this by planting green borders
around the perimeter to create a feeling of peace and tranquility. Maintenance
fee is also speculated to be higher than usual as there will only be a limited
number of residents.
Many repeat buyers of 222 Residency and 228
Residency were considering buying 100 Residency as the two aforementioned
developments were highly successful. However after further observation, some of
them have deduced that other similar developments in the area might be more
cost worthy, concluding that this is not investment worthy. Permanent home
buyers are also apprehensive about buying a unit here as a personal home due to
the severe road congestion after working hours.
